Construction Loans

Construction Loans and Consumers being their own general contractors is very detailed and time sensitive. The laws are very exact and must be adhered to strictly. We are very experienced in the entire process and try to communicate the steps in concise and exacting manner.

The main concern in construction are Mechanic Liens, these are sometimes called the hidden lien. Virginia Code § 43-3(A) provides that a person performing labor or furnishing materials with value of $50.00 or more for (1) construction; (2) removal; (3) repair; or (4) improvement of any building or structure permanently annexed to the land may file a mechanics’ lien against the property.

In order for the buyer and their lender to receive affirmative coverage over mechanic liens the title company requires certain procedures to be followed.

There are two types of jobs when doing construction a Posted Job or a Non-posted Job.
